Booking and payment
By payment of the reservation fee, the customer accepts these rules and instructions and commit to follow them.
When booking, a minimum of 50 % of the total fee must be paid. Once the payment has been done, a confirmation will be sent to the customer. After confirmation, the reservation is binding for both parties.
If the full fee is not paid when booking, the remainder balance is due three weeks prior to arrival. An invoice will be sent to the customer.
When booking later than three weeks before arrival, the full amount is payable immediately.
If payment is not made the booking is considered as canceled.
Cancellations must be made at least one day before the scheduled arrival. Upon such cancellation the lessor is entitled to keep either an administrative fee of EUR xx or 50 % of total booking fee. If cancellation occurs later than one day before the scheduled arrival, customer is not refunded.

The key
The key is handed over to the tenants as agreed on the arrival date, however, only if the booking has been paid.
If the tenant loose the key, he will be invoiced € 300 for new lock and key.

Stay and responsibilities
Check-in from 14:00 on the day of arrival and check-out latest at 12:00 (noon) on the day of departure.
The rent includes bed linen, tableware for 10 people, amenities such as electricity, water, dishwasher, washer and dryer, wood for the sauna, Wi-Fi and television.
If you only wish to rent for one night, bed linen and duvet covers are not included in the price, but can be rented for 10 € / person.

Towels can be rented for 5 € / person.
If linen change is desired for a long stay, a cost of 10 € / person / occasion.
Customer is responsible for keeping the house tidy and clean. Any damage to the house, fixtures and chattels will be billed to the customer. The cottage must be returned in the condition it was upon arrival. Vandalism will be informed to the police.

Upon departure, the customer can choose to clean the cottage himself, or pay for the cleaning. If the customer does the cleaning himself, the lessor reserves the right to determine whether cleaning is properly done (a list of actions that should be made is available here, and can also be found in the cottage).
In connection with the booking / check-in, a cleaning pledge of 100 € is charged. If the customer takes care of the cleaning in an acceptable manner, he is refunded the deposit at check out.
Smoking is strictly prohibited in the cottage. If smoking in the cottage, the customer will be invoiced for the cleaning, minimum 300 €.
Of consideration for allergy sufferers, furred animals are not allowed in the cabin.
If the cottage is transferred to a third person, his name and contact information should be notified to the lessor. In violation of this, the original customer will be liable for any damage.

Contact and complaints
If You, as customer, need help with anything during your stay or something unexpected happens, you can contact the landlord (Maria, +358 50 5555226). If you are of the opinion that there is anything wrong in the cottage or the services you paid for, you are obliged to inform the landlord about this as soon as possible.
In case of no complaint, you are not entitled to any compensation. The lessor has the primary right to try to correct any errors.
You are asked to respect neighbors and consider noise levels after 22:00.
